It’s no secret that finding accommodation in Paris is a real challenge. So finding a well-located apartment, not too far from the metro and with a reasonable rent including all charges without breaking the bank… is almost impossible. In fact, the nearest metro station has become one of the determining factors in the level of rent. In light of this, real estate experts Manda conducted a study based on an analysis of 22,800 properties located within Paris. And it was indeed in the 19th and 20th arrondissements that rents were the lowest: around €1,116/month… Let us explain.
The cheapest rents in Paris are in the 19th and 20th arrondissements

Do you dream of an affordable one-bedroom apartment in Paris? In 2025, the place to move to was in the east of Paris, more specifically in the 19th and 20th arrondissements near Pré-Saint-Gervais, Porte de la Villette, or Saint-Fargeau. The average rent for a 35 m² one-bedroom apartment was less than €1,200 per month. This price could vary by more than €1,000 per month for the same size apartment just a few stops away.
This was the case, for example, with line 1, which serves Paris’s historic sites. In 2025, you would have had to pay around €2,848 for a 35 m² apartment near the Georges V station, compared to €1,157 if you lived near the Saint-Mandé station, a difference of just over €1,600/month including charges. This represents a huge gap for just a few stations apart… Unsurprisingly, it is around the 1st, 8th, and 9th arrondissements, and more particularly close to Paris’s iconic stations, that rental prices are skyrocketing. For a 35 m² apartment in Opéra, for example, you would have to pay between €2,200 and €2,300 per month in 2025…
The 18th, 12th, and 13th arrondissements are among the most affordable
Whether in Cour Saint-Émilion in the 12th arrondissement, with an average of €1,248 per month for a 45 m² apartment, or in the 13th arrondissement around the Chevaleret station on line 6, rents did not exceed €1,300 per month. Let’s hope that the real estate fund set up this year by the Paris City Council will enable many Parisians to find affordable housing!
